OK just kidding… kind of… actually not really. Yes, you do need a professional real estate photographer and here’s why – 99.9% of buyers start house-hunting online. The last statistics that the National Association of Realtors came out with probably said 98% but I guarantee you it’s more than that. Everyone starts looking at homes online, and nobody picks up the newspaper to look for homes for sale, nobody just drives randomly around the neighborhood’s looking for for sale signs. No, they go online, and they look on their computer, or on their phone, or on their iPad, and if you have photos for your house that you’re selling stink, they are not going to make an appointment to come see.

It’s so important to have professional real estate photos taken when you are selling your house so here are some examples these are actual photos that I have screenshot on the MLS:

If a seller hires a real estate agent who says they are willing to cut a huge discount on their Commission, I guarantee you they’re not going to be footing the bill for professional photos. They’re not going to be spending any extra money because they don’t have the marketing budget for that. You need the house to look amazing online so that potential buyers say “oh my gosh!!! we have to go see this house right now” because the more buyers that are competing over the house the better for it.

You, the real estate agent, is paying for those expenses, all of the marketing expenses of photography, drone video, interior video, advertisements, flyers marketing, everything that a real estate agent does. You pay for that up front with the expectation that the house is going to sell and then you will be reimbursed. Your goal is to sell your house fast and for as much money as you can. Do not skimp on the marketing. This is how you get a home sold quickly, just sticking a sign in the front yard and putting it on the MLS is not enough anymore. If you are competing with other sellers or there are other houses for sale in your area; How are you going to make your house more appealing to a buyer? It’s got to be a better location, it’s got to be in better condition and it’s got to look better online or be priced far below everything else. I don’t think you really want to discount your price if you can avoid it so make your house look fabulous online instead.
